The real estate market does not change at the same pace everywhere. In June, Gatineau and Ottawa remained relatively balanced, but the increase in choice available to buyers is beginning to influence timelines, negotiations, and marketing strategies.
In this edition, I present the main trends on both sides of the river, what they mean in concrete terms for your project, and a sector that I know particularly well: Kanata–Stittsville.
June Market in Brief
The Gatineau market offers more choices than before. Certain well-located and correctly priced properties continue to sell quickly, while condos and properties requiring work demand a more precise pricing strategy.
Ottawa remains in a balanced market. Single-family homes generally maintain good stability, while condominium apartments offer buyers more opportunities for comparison and negotiation.
What this means for you

A higher inventory gives you more time to compare properties, review documents, and assess necessary repairs. However, the best listings still attract attention quickly.
You sell
The asking price must be established based on recent comparables and current competition. A well-presented and well-positioned property from the outset of its market entry retains a significant advantage.

Kanata–Stittsville
I lived in South Kanata for almost nine years, and this area remains one of my favorite neighborhoods in Ottawa.
Kanata and Stittsville offer a particularly appealing environment for families: good schools, numerous activities, a nice diversity of residents, and quick access to the green spaces of the Greenbelt.
The sector also benefits from the presence of many tech companies, giving it a different identity from neighborhoods primarily associated with public service.
For buyers looking for a family home in Ottawa, Kanata–Stittsville can offer an interesting compromise between quality of life, space, and price, compared to central neighborhoods like the Glebe or Westboro.
